Septic system cost in Arizona

Every dollar figure on every website, this one included, is somebody's observation of a market. So this page leads with what moves the number, and treats ranges as a sanity check rather than an answer.
How to read any number on this page
The ranges below come from contractor and marketplace pricing published for the Phoenix metro area in 2026. They are market observation, not a verified or official figure, and we have labelled them that way rather than dressing them up. Use them to check whether a quote is in a sensible neighbourhood. Do not use them to argue with a contractor who has been on your site, because they have information this page does not: your soil.
What actually moves the number
In rough order of how much swing each one carries:

Conventional or engineered
The largest factor by a distance, and it is decided by a soil evaluation rather than by you. An engineered design adds a designer fee, more equipment, and an ongoing maintenance obligation that a conventional system does not carry.

Whole system or disposal field only
A sound tank with a failed field is a materially smaller job than a full replacement. Establishing which one you have, before anyone quotes, is the most useful thing you can do.

Excavation conditions
Caliche is slow and hard to dig, and rocky foothill ground is worse. Equipment access on a constrained lot costs time too. This is a real line item here in a way it is not in soft soils.

System size
Driven by bedroom count rather than by how many people currently live there, because the design has to serve the house over its life. Adding a bedroom later is a septic question as well as a construction one.

Design and permit work
An engineered design carries a designer fee. County review is its own step with its own timeline, and the two counties run separate programs.

Installing a disposal field disturbs a substantial area. What it costs to put the surface back depends on what was there, and it is worth asking whether a quote includes it.
The fork that dominates everything else
If you take one thing from this page: the conventional-versus-engineered decision moves the budget more than every other factor combined, and it is not a decision you make. It is an output of a soil evaluation.
Percolation is not a pass or fail with one threshold. It is a band, and a lot can fall off either end of it. Both ends lead to the same place: an alternative or engineered system.

- Coarse sand and gravel. Effluent reaches groundwater before the soil finishes treating it.
- Workable for a conventional system
- The soil takes effluent at a rate it can also treat.
- Percolates too slowly
- Tight clay, caliche influence. Effluent backs up or surfaces.
We publish no threshold figure here on purpose. Arizona's design criteria sit in A.A.C. Title 18, Chapter 9, Article 3 and are applied by the county reviewing your design, so the number that matters is the one your designer works to, not one copied off a website. Ask for the measured rate and what it rules in or out.

Costs people forget to ask about
- The soil evaluation itself, which comes before any of the above and is money well spent even if you do not proceed.
- County permit and review fees, which differ between Maricopa and Pinal.

- Ongoing maintenance on an engineered system, which is a recurring cost rather than a one-off and is the item most often underestimated.
- The pump-out that comes with a transfer inspection in most cases.
Getting a quote you can actually compare
- Is this a conventional or an engineered design, and what soil data is that based on?
- Is the whole system being replaced, or the disposal field only?
- Does the price include design, permit fees, and county inspection coordination?
- What happens to the price if you hit caliche or rock deeper than expected, and how is that decided?
- Is site restoration included, and to what standard?
- What ongoing maintenance does this system require, how often, and roughly what per year?
- What documentation do I hold at the end? Under A.A.C. R18-9-A316(D) that package goes to a buyer when you sell.

Questions homeowners ask
- Why will nobody give me a price over the phone?
- Because the two biggest variables, whether the design is conventional or engineered and what the excavation conditions are, cannot be known without looking. A contractor who quotes a firm number sight unseen is either padding heavily to cover the risk or is going to revise it later. Neither helps you.
- Is a drain field replacement cheaper than a whole system?
- Generally yes, sometimes substantially. That is exactly why establishing which component actually failed matters before you accept a quote. A backup that returns quickly after a pump-out points at the field rather than the tank. Ask what evidence supports the diagnosis.
- Does the transfer inspection cost much?
- It is a small number next to any of the work on this page, but budget for a pump-out with it. Under A.A.C. R18-9-A316(C) the Report of Inspection has to record that the tank was pumped or serviced unless one of three narrow exceptions applies, so in most cases the pump-out is part of the job rather than an extra.
- What does the Notice of Transfer fee cost?
- We do not publish a figure, deliberately. The rule points to the fee schedule in 18 A.A.C. 14, and that flat fee is adjusted annually, so any number copied onto a web page goes stale quietly. Ask ADEQ or your county for the current amount.
- How many quotes should I get?
- At least two, and make sure they are quoting the same thing. Two prices for different system types are not comparable, so check whether each quote is for a conventional or an engineered design and what soil data it is based on. If they disagree on the system type, that is the conversation to have before you look at the numbers.
